ROUTINE DUTIES & RESPONSIBILITIES
Issue and track invitations to bid.
Management and distribution of bid-related documents.
Assist in preparation of proposals and bids.
Prepare and distribute AIA and related owner contracts.
Prepare and distribute job set-up documents.
Prepare and distribute preliminary notices and related documents.
Request and review subcontractor insurance and contractor’s licenses.
Issue and track subcontracts/subcontract change orders and purchase orders.
Prepare and distribute meeting minutes.
Prepare and track Owner Change Orders and update budget reports.
Prepare and track owner billings.
Review and process subcontractor billings.
Filing of project documents such as conditional and unconditional lien releases.
Project Closeout Manual creation and submission.
At least two (2) years experience as a Project Administrator, Project Coordinator or similar role. Construction background and familiarity with AIA documents preferred.
A high school diploma or equivalent is required. An Associate's degree or some college credit in a related field is preferred.
Ability to communicate both verbally and in writing in a professional manner.
Good judgement and ability to follow instructions and procedures.
Familiarity with plans and project specifications.
Working knowledge of Microsoft Excel, Outlook, Word, Adobe, and similar office software.
Attentive to detail, accurate and well organized.

JOB DESCRIPTION
The Estimator has the primary duty to assist Project Management Teams with budgeting, estimating, and preparing RFP responses maintaining appropriate record of communications, bid RFI's, updating logs, schedules, and job costs.
This is an exempt position as defined by the Fair Labor Standards Act.
ROUTINE DUTIES & RESPONSIBILITIES
Manage or assist with client RFP responses, conceptual estimating, budgets, and bids.
Assist PMs in the supervision and development of project engineers and other staff in an estimating support role.
Create and update project and bid schedules with PMs and Project Superintendents.
Track scope development and compile subcontractor pricing for plan revisions and change estimates.
Assist PMs with the tracking and updating of budgets for client use and internal reporting.
Maintain cost control logs for the project team and issue client change estimates for revised scope.
Attend bid walks and associated client meetings relevant to design development and pricing.
Maintain bid RFI logs and create solution-oriented RFI's for clients, vendors, and designers.
Maintain long-lead tracking logs, submittal logs; review and issue material submittals for approval.
Routinely visit project sites to monitor status with PMs, Superintendents, and subcontractors.
Ensure that the highest standards of quality control are maintained for all client-facing documents and all projects assigned.
MINIMUM QUALIFICATIONS AND/OR EQUIVALENTS
At least two (5) years of experience as an Estimator or equivalent position on commercial construction projects.
An Associate's degree or equivalent knowledge in construction management, business administration, and/or related fields of study. Bachelor's degree preferred.
Ability to read architectural and engineered plans and specifications.
Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to guarantee proper conformance with architectural and engineered design requirements.
A general and broad understanding of accounting systems, budgets, financial reporting, prime contracts, subcontracts, lien processes, releases, invoicing, and relevant AIA documents.
Precise working knowledge of On-Screen Takeoff, Bluebeam, Procore, Microsoft Outlook, Project, Excel, and similar project management, budgeting, and spreadsheet software.
WORKING CONDITIONS & PHYSICAL DEMANDS
The Estimator may routinely sit or stand for long periods of time performing normal duties and/or interacting with coworkers and clients at meetings and events.
The Estimator may routinely lift and/or carry moderately heavy objects such as plan sets and material submittals, and work on repetitive tasks in front of a computer screen, which may strain the eyes of certain individuals, cause chronic joint discomfort, and related issues. Care should be taken to avoid back injuries, eye strain, headaches, fatigue, carpal tunnel, and related syndromes.

Project Managers are ultimately responsible for the conduct of all assigned projects. They have responsibility for and control of all subcontracts, purchases, scheduling, accounting, specifications, quality control, personnel, public relations, communications and billing procedures to properly, fully, and professionally represent HBC and ensure the smooth completion of every project.
Overview of Duties:
· Establish and maintain positive and confident relationships with owners and owners’ representatives, as well as architects, designers, property managers, consultants and subcontractors.
· Maintain the highest level of professionalism, cooperation, organization, knowledge and control of projects to appropriately represent HBC.
· Provide overall management direction and ensure execution of multiple construction projects.
· Establish and maintain clear communication and delegation between all project team members.
· Mentor, coach and train project team support staff.
· Financial management of all phases of projects (estimating, bidding, cost tracking to closeout).
· Attend pre-bid/site review meetings.
· Estimate construction budgets and review/prepare bid packages.
· Manage and lead meetings with clients, consultants and subcontractors.
· Monitor the performance of the project superintendents and ensure the highest industry standards are met by all subcontracted trades.
· Prepare and maintain project schedules and coordinate scope of work for all trades.
· Accountable for owner contracts, subcontracts, POs, associated changes orders, etc.
· Coordinate and document weekly project site meetings.
· Manage all submissions and inspections required by governing agencies.
· Regularly visit project sites to monitor and discuss status of projects with the superintendents.
· Ensure that accurate and complete plans and specifications are issued to all subcontractors and document any omissions or inaccuracies.
· Monitor keeping of as-builts, submittals and manuals, in conjunction with the superintendent, and ensure all records are transmitted to the owner upon completion of project.
· Ensure accounting for all projects is accurate and complete and maintain accurate and timely reporting to the accounting department.
Qualifications:
· 5+ years as a Project Manager on Tenant Improvement/Interiors Projects in Commercial Construction.
· Bachelor’s Degree from an accredited college or university or educational background in architecture, engineering or construction management, preferred.
· Proficiency with Microsoft Office products (Word, Excel, Microsoft Project).
· Ability to read plans and specifications required.
· Proficient with web-based project management platforms
· LEED accreditation preferred

Project Engineer

The Project Engineer has the primary duty to anticipate project
staffing and material needs; track and manage all material costs through the
course of each project from inception to completion, maintaining appropriate
record of communications, updating logs, schedules, and job costs. The APM
manages assigned projects, schedule, staff, resources, and required
deliverables at all times.
QUALIFICATIONS
At least two (2) years of experience as a Project Engineer or equivalent position on commercial construction projects.
An Associate's degree or equivalent knowledge in construction management, business administration, and/or related fields of study. Bachelor's degree in related field preferred.

APM's spend the majority of time managing the performance and deliverables, and coordinating the workflows of Subcontractors, Superintendents, Engineers, Administrators, Project Accountants, and Interns.
Manage and/or assist with client RFP responses, budgets, and bids.
Create and update project schedules with Project Superintendents.
Track scope development and compile subcontractor pricing for change estimates.
Manage RFI logs and create solution-oriented RFI's for clients and designers.
Manage long-lead tracking logs, submittal logs; review and issue material submittals for approval.
Maintain cost control logs for the project team and issue client change estimates for revised scope.
Attend and/or direct weekly client meetings, and promptly update and issue meeting minutes.
Ensure HBC Superintendents and subcontractors have the proper documentation required to perform work, inclusive of : Subcontracts, current plans and specifications, permits, schedules, meeting minutes, change orders, bulletins, submittals, RFI responses, correspondence, job hazard and safety reports; required postings, project directories, and emergency contact info.
